Masteri Cosmo Central offers nine product types, from one bedroom to Penthouse Duplex. The table below summarises the gross (wall-centre) and net areas of each unit type from the CT4 and NEXUS CT3 floor plans.

The developer’s brochure presents 6 typical units: 1BR 53.3 m² (net 48.4), 1BR+ 56.7 m² (51.7), 2BR 76.1 m² (69.9), 2BR+ 81.8 m² (75.2), 3BR 121.3 m² (113.7) and 4BR 119.1 m² (110.6).
Choosing a unit type
- 1BR / 1BR+ (46.7–60.0 m²): young professionals, expats, and rental demand near The Global City office district.
- 2BR / 2BR+ (72.7–88.8 m²): young families; the “+” version adds a flexible room that works as a study.
- 3BR (93.6–132.1 m²): two- or three-generation families, with many corner units open on several sides.
- 4BR (119.1–181.4 m²): large units on floor 3A and at the tower ends; suited to larger families or those needing a private study.
- Duplex · Penthouse: areas not yet published in the documents; ask for the inventory list to see the location and area of each unit.
Interior finishes
The interior renderings in the developer’s documents show panoramic glazing, wide balconies and open kitchens. The handover materials list is not included in the Masteri Cosmo Central documents Happy Land has received — we will send it once the developer publishes it.

Among standard units, the 181.4 m² (gross, wall-centre) 4BR on floor 4 (3A) of NEXUS Tower B1. Penthouse and Penthouse Duplex areas are not yet published.
What is the difference between gross (wall-centre) and net area?
Gross area (GSA) is measured to the centre of the outer walls; net area (NSA) is the actual usable area and is usually the figure shown on the apartment’s pink book (ownership certificate).
