The developer has not yet published an official price list for Masteri Cosmo Central in the current sales documents. Unit prices are released when you register interest — Happy Land sends prices for specific units when you message us on WhatsApp or Zalo.

These discounts are from an expired policy and are shown only to illustrate the structure. For CT4, the documents do not clearly state which rate applies to which buyer group — this must be confirmed under the new policy.

What is the price per m² at Masteri Cosmo Central?
The developer has not published a price per m² in the sales documents. Unit prices are sent with the inventory list on registration; message Zalo 0903 475 802 to get the price of the unit you are interested in.
How much do I need up front?
Under the 08–09/2026 policy structure: a VND 100 million reservation, about 10% on signing the agreement letter, and 25% + a 5% security deposit on signing the SPA (sale and purchase agreement), less amounts already paid.
Can I get a bank loan?
Techcombank lends 70% of the price (including VAT) at 0% interest until 6 months after the unit is ready for handover (with a cap date), then with interest capped at 7.5% p.a. for 24 months. The loan package is not available to foreign individuals or organisations.
How much is the early-payment discount?
Under the 01/08–30/09/2026 policy: up to 14.5% for CT4 and up to 11% for NEXUS CT3, compared with 7% for standard payment. Rates under the new policy must be checked at the time of purchase.
What is different when a foreigner buys?
Foreigners have a separate early-payment option (45% + 25% at handover) and separate discount rates; the bank loan and the 9% p.a. interest on the security deposit do not apply. The units that can be sold to foreigners must be confirmed unit by unit.
